This one was a real challenge - client wanted net-zero but on a tight urban lot. We squeezed every inch of solar potential and ended up with something that's actually producing more energy than it uses. The neighbors weren't thrilled during construction, but now they're asking for referrals.

Five floors of co-working space that doesn't feel like you're working. Living walls, modular everything, and lighting that actually makes sense. Took us three tries to get the acoustics right.

False Creek Waterfront Revitalization

Three years of meetings, permits, and community consultations. But seeing families use the space now? Worth every bureaucratic headache. We managed to integrate flood protection that looks like landscape art rather than concrete barriers.

Gastown Warehouse Conversion

1912 building that needed some serious love. We kept the original brick, exposed the timber beams everyone said were "too far gone," and somehow convinced the heritage committee that modern HVAC could coexist with century-old architecture. They were right to be skeptical, but it worked out.

Mount Pleasant Duplex

Two families, one lot, zero drama. Each unit gets full privacy but shares a killer courtyard garden. Used reclaimed materials for 40% of the build - old barn wood that's tougher than anything you can buy new.

Granville Island Bistro

Granville Island Bistro

620 square feet that somehow seats 45 comfortably. Mirrors, smart lighting, and furniture we designed specifically for tight corners. The chef still texts me photos when they're fully booked.

Burnaby Green Campus

Burnaby Green Campus

Corporate wanted "sustainable" but meant "looks sustainable." We gave 'em both - LEED Platinum with geothermal heating, rainwater systems, and a green roof that's become a legit urban ecosystem. Saw a family of raccoons up there last month, which I'm choosing to see as a win.

Olympic Village Townhomes

Six units that look distinct but share heating costs. Individual rooftop terraces that make you forget you're sharing walls. One owner's a landscape designer and made her terrace incredible - kinda making the rest look bad, honestly.

Main Street Community Plaza

Public space that actually gets used. Modular seating that works for everything from farmers markets to concerts. The skateboard-proof planters were my idea after watching kids shred the first prototypes.

Robson Street Retail

Robson Street Mixed-Use

Retail on bottom, offices above, residential on top. The trick was making deliveries work for three different uses without everyone hating each other. Separate everything - entrances, elevators, even the wifi networks. Boring but essential.

Downtown Law Office

Downtown Law Office Renovation

Lawyers wanted "prestigious" without the stuffy mahogany vibe. Gave 'em clean lines, tons of natural light, and acoustic panels disguised as art. Turns out attorneys appreciate not hearing every phone call through the walls.

Strathcona Community Centre

Strathcona Community Hub

Former church from 1928. New life as a community space while keeping everything that mattered. Those stained glass windows cost more to restore than the entire structural work, but you can't put a price on keeping neighborhood character intact.
